Your policy’s treatment of roof claims matters enormously. A replacement cost value policy pays to replace your damaged roof with new materials of similar quality. An actual cash value policy pays the depreciated value of your old roof, which may be significantly less than what a new roof costs. In Texas where roofs get battered every few years, this distinction can mean tens of thousands of dollars.

Before hail season begins, take photos of your roof, siding, gutters, and AC unit so you have documentation of their pre-storm condition.
